Sunken Home Leveling

This New Jersey home had been initially framed on a sunken and slumped foundation, and after a period of 20 years, sank an additional 6 inches. This settlement caused extensive foundational damage, warranting the homeowners to call on HaleBuilt Group for solutions.

The Hale Built team carefully annotated the conditions with their design engineer, lifted and leveled the weakened left side, and installed a new helical pile-supported foundation. This work was effectively completed with the challenge of having less than 4ft. of property on either side of the home.

This house in Newark, NJ had been first framed on a sunken and slumped foundation originally. After over 20 years, the foundation had sunk an additional 6 inches, causing significant structural issues. When beginning the project, a lack of property space on either side of the home added to the challenge of the project.
To address the foundation failure, the team carefully reviewed and made note of the specified construction conditions with the design engineer, creating a plan to lift the left side of the house and install a new helical pile-supported foundation. The process involved carefully monitoring the lifting to ensure the safety of the structure and surrounding area. The tight property constraints on either side of the home, though challenging, was adhered to.
Following the installation of the new helical pile-supported foundation, the house was successfully leveled and stabilized. The new foundation structure provided a solid base for the home, preventing further sinking and damage. The Hale Built team worked closely with the design engineer to ensure that the new foundation met all necessary safety and building regulations. As a result, neighbors and municipal officials have the peace of mind knowing any potential hazard has been quelled, while the homeowners can now enjoy a stable and structurally sound home.
